This fall, West Bergen Mental Healthcare will once again host …A Fall Night at the picturesque Indian Trail Club in Franklin Lakes, New Jersey. This elegant evening is one of Bergen County’s most memorable and popular events – blending together food, wine, music and flowers.

The evening’s festivities begin at 7:00 p.m. with a wide selection of hors d’oeuvres. Then, ten of the area’s finest restaurants and caterers will serve individual portions of their signature dish – enabling guests to experience a variety of cuisines. In addition to pairing wines for each entrée, a wine tasting will be on hand specifically selected by Chuck Russo, owner of Carlo Russo’s Wine and Spirit World of Ho-Ho-Kus.

Music for the evening is provided by the Modern Jazz Trio.

The grand finale of the evening will be a wonderful selection of desserts prepared by four unique pastry chefs.

Guests are comfortably seated at tables of ten decorated with autumn centerpieces donated by local florists. Highlights of the evening also include a themed Silent Auction and Super 50/50 Raffle.

All proceeds from the Fall Night of Fine Dining will go toward the Programs and Services of West Bergen, including the Center for Children and Youth in Ramsey, N.J. The Children’s Center provides counseling, psychiatric and addiction treatment services for young people, 2 to 18 years of age. To date, more than 8,500 youngsters and their parents have been helped.

West Bergen maintains a tradition of excellence as well as a commitment to providing service on a sliding scale to those who qualify.

Inventory Down, Sales Up: Spring Market Looks Good

It is interesting to note as we head into the spring market, that we’re seeing the glut of active inventory in the NJMLS declining, while the number of closings is increasing.  Overall, there has been a decrease in Residential listings (single family homes, 2-4 family homes, and condos/coops/townhouses) of 22.44% from 2011 to 2012, while sold listings have gone up 12.90% in that same period.

This is in sharp contrast to what we’ve seen over the past several years.  Prior to 2005, in most instances, we witnessed an overactive market.  In 2005, inventory started to increase, and there was a decrease in the number of closings.  There was some exception in 2009 heading into 2010, when the First Time Homebuyer’s Tax Credit was in effect, but 2012 was the year we saw a significant change in both trends.

To further illustrate:  in the NJMLS market area, all four market area counties showed fewer active listings and more sold listings.  Click on the County name below for Active Inventory and Sold Listings statistics for Bergen, Passaic, Essex, and Hudson Counties.

There are also some key towns in each of these counties where this change is evident.  They include:

BERGEN COUNTY– 2011 to 2012

Cliffside Park:              25.40% decrease in active listings and a 37.80% increase in sold listings.

Montvale:                     44.64% decrease in active listings and a 43% increase in sold listings.

Ridgewood:                  29.59% decrease in active listings and a 26.15% increase in sold listings
